Want to sell your house this spring? Here are 5 ways to get ready.

Spring is traditionally the start of home buying and selling season. While houses are bought and sold all year long, this time of year often sees more houses on the market and more home buyers out looking. If you’re looking to sell your home, this is the time to get it listed. At the same time, all the houses on the market can make for a lot of choices for potential buyers.

With this in mind, there are some things you can do to get your home on the market fast and help it cut through the noise to catch a buyer’s attention. Getting your home ready to sell rarely happens in one weekend, so getting started is critical. Assuming you’ve already contacted a real estate professional to start the process, here are some other things you can do to get your home ready to sell this spring.

Depersonalize

While you may not be ready to move out just yet, there are still some things you can do to help potential buyers see themselves in your home. Take down some family pictures and put away the trophies. Replace these things with more generic art to help buyers feel less like they’re stealing your family home and more like they’re buying a model home.

Declutter

As you get ready to sell, try to think of your home as an investment instead of your family’s home, and look at it through the eyes of a potential buyer. The old saying, “less is more,” definitely applies in this situation. Put away or put into storage whatever you can. Remove large or over-sized furniture and clean off the counter tops. Additionally, go through the cabinets and closets and remove things you can do without. Imagine a buyer coming in and seeing all the storage they have for their own things. Those impressions help sell houses.

Tackle the Small Projects

And certainly a new kitchen or bathroom will help your house sell faster, but don’t overlook all the smaller improvements that help buyers have confidence in your house. Cleaning the tile grout and repainting the trim will ensure that buyers know you took good care of your home and that you didn’t overlook the regular maintenance. Assuming that you’re already working with a real estate agent, ask them for advice on which projects will have the most impact on your sale price.

Do Your Research

Modern home buyers have research in their genes and you can be sure that they’ll find any discrepancies in your paperwork. Check that there are no outstanding code issues with your home. Make sure that the property records accurately reflect your home and property and be ready to fix any problems. Also ensure that your title report is clean. Any issues with the title will likely come up at the eleventh hour, and you don’t want your house sale to fall through just before you get your check. You can even get a home inspection so that you can be sure of what your buyer’s inspector will find.

Curb Appeal

If you ask people about buying their current home, you’ll no doubt hear some stories about love-at-first-sight. Sometimes buyers make their decision about whether or not they want your house before they even get out of the car. Make sure that the view from the car is a good one. Clean up any clutter outside, keep the lawn mowed and put in some attractive landscaping. It won’t matter how great your home is if potential buyers never even make it inside.ca9cac7bf6e01c15_1280_landscaping
